The 2026 median single family price sits closer to $900,000 to $1.1M, offering more options for a wider range of budgets.

  • Daniel Island: It sits centrally in the region, bordered by the Cooper and Wando Rivers, with access relying heavily on Interstate 526. While getting to the airport or North Charleston is a breeze, Daniel Island does not have a beach. Driving to the ocean/beach (Isle of Palms or Sullivans Island) takes about 20 minutes. However, relying on I-526 means that if there is an accident on the bridge, getting on or off the island can be temporarily frustrating.

  • Mount Pleasant: The ultimate perk of Mount Pleasant is the proximity to the beach. Residents can be sitting in the sand on Sullivan's Island or Isle of Palms in 10 to 15 minutes. It is also physically closer to downtown Charleston via the Ravenel Bridge. The trade-off? Mount Pleasant’s main artery, Highway 17, is notorious for heavy, stop-and-go suburban traffic, especially during school drop-offs and summer tourist season. But there are other workaround roads, if you know them.
